The Concierge Program
The right updates can meaningfully impact how your home sells, but paying for them upfront is not always practical. Our Concierge Program removes that friction.
We cover the improvements now, and you reimburse those costs at closing. No interest. No fees. No added stress.
It’s a simple way to elevate your homes’ value, increase buyer appeal, and preserve cash flow. Concierge support can be used for most cosmetic improvements, including:
Painting
Staging
Lighting, hardware, and other product upgrades

How it Works
• We walk the property through a buyer’s lens and identify the updates that will most impact value and timing. Each recommendation is tied to ROI and market positioning.
• We obtain formal bids, define scope, costs, and timeline, and present a clear proposal for your approval. You decide how to proceed.
• Once approved, vendor estimates are submitted to Concierge. Funds are typically deposited into your account within seven to ten days so you can pay vendors directly.
• We manage the execution and prepare your home for a confident, strategic launch.
• The Concierge loan is reimbursed through escrow at closing. There are no upfront payments, no interest, and no added fees.
The result is a higher sale price, protected cash flow, and a process that feels organized, strategic, and fully supported.
Preparation is a Strategy
81% of buyer’s agents say staging helps buyers visualize the home as their own.
Listing agents report staging significantly reduces time on market.
Buyer’s agents consistently see stronger offers on staged homes versus similar unstaged properties.
National data shows staged homes sell faster across most price points.
In competitive Bay Area markets, well-prepared homes often command a premium over dated or unfinished properties.
Nearly half of buyers are less likely to consider a home that feels like it needs work.
In Marin, where presentation and lifestyle drive demand, preparation consistently translates to stronger offers and cleaner terms.
